How is Dolf's system different from Carleton Sheet's real estate system?
- Carleton Sheets is primarily about "buying and flipping," Dolf is about treating real estate as a long-term investment. However, since they need to sell a quicker benefit, you can say that Dolf believes in producing cash flow by taking the equity out of your property, or renting it out, rather than positioning it to sell---and thus incurring huge commission fees, property transfer fees, etc.
- Carleton Sheets has branded himself with the "No Money Down" strategy. Rather, Dolf positions himself with the "Deal of the Decade" strategy. According to Dolf, not all "deals of the decade" will conform with a "no money down" approach. Dolf teaches you how to look at each deal uniquely, and determine use the strategy that fits the best deal----not being beholden to "no money down" at all costs. And, even if someone doesn't have the money to put down, Dolf gives them several ways on how they can get access to the financing needed. Dolf's strategy is superior since it focuses on getting the best deal that nets you the most cash flow at the end of the day.
- Dolf makes his "Millionaire Mindset" principles ("How to Think Like a Rich Person") a cornerstone of his approach, something that Carleton Sheets doesn't even address. Dolf said that adding these ideas caused his clients to go from a very low success rate, to a very high success rate (I believe 10% to 80%). Ultimately, Dolf says that if you don't have the right beliefs in place, you're bound to sabotage your efforts. The right mindset is the key to long-term success.
